The problem.
The advisor needed every inquiry to arrive with the person's details and the numbers already worked out, bank by bank.
Someone about to take out a mortgage doesn't know which banks will approve them or what it really costs. Each bank asks for a different profile, lends a different percentage and adds different costs. Hipoteca Inteligente advises that person: it needed to explain its service and get pre-qualified inquiries.

What we built.
- The simulator, in four stepsContact info, personal and employment details, the property and the loan, and permission to pull their credit report.
- The calculation, bank by bankUsing the credit report the advisor pulls from Uruguay's Central Bank: who approves, how much they lend, the monthly payment and the total cost, at that day's indexed unit (UI) and dollar rates.
- A PDF report for every simulationViable and ruled-out banks, the comparison table and a recommendation, ready in the advisor's dashboard.
- The advisor's dashboardHe sets up each bank's rate tiers and costs, and sees every simulation and every inquiry.
What it's built with and how you take it with youTo share with your tech advisor: the technology, how it calculates and how you take everything with you if you switch providers.
The website and the dashboard are built in React; the API, in .NET with PostgreSQL.
Each bank's rules (the profile it asks for, how much it lends, the rate tiers and the costs) are stored in the dashboard, not in the code. The indexed unit (UI) and the dollar rate come from the Central Bank on every calculation, and the PDF report is generated on the server.
While it was online it ran on Azure, with the infrastructure written as code (Terraform).
What's yours stays in your name: the code, the domain and the accounts. If you switch providers, you take all of it with you and another developer can pick it up.
What changed.
Every inquiry came in with the full profile, and each bank's numbers worked themselves out.
The person filled out the simulator on their own. Before the first call, the advisor pulled their Central Bank credit report and already had the best bank and the PDF report in the dashboard. He could change each bank's rates and costs himself from the dashboard, without asking a developer for anything.

The price we quote is the price you pay.
If we're late, we take 10% off the price for every week.
What we need from you goes on a list with dates. If we fall 2 weeks behind the signed date, you choose: we keep going with the discount, or we stop, refund what you paid (if you paid 100%, half of it) and you keep what's done.
